Zoning Regulations Meeting Summary – October 8th

There were more then 30 people who signed up to be heard in regards to the Williamson County zoning regulations changes. Due to Covid the public participants had to stand outside for the duration of the meeting. There was no seating for the duration of the meeting that lasted from 5PM to 10PM. The only time they were allowed into the building was when it was their turn to be heard.

The hearing for the zoning changes for Williamson County was extended to October 27th. The extended hearing will allow anyone else who hasn’t had the opportunity to voice their opinion to do so in front of the Planning Commission.

There was a variety of differing opinions that were heard at the October 8th meeting. Some land owners voiced their support of the 1 acre to 5 acre mandate. They said they were grateful to slow the urbanization of the rural areas of Williamson County.

Other land owners communicated that the change would make a large impact of their inheritance planning. The 1 acre to 5 acre zoning change would hinder their ability to sell of 1 acre parcels. These sales were planned to help with their retirement and with the inheritance they plan to leave to their children.

One such example explained that they had a total of 7 acres. Their retirement plan includes selling off 2 acres. If the 1 to 5 zoning is applied to their property they would be forced to sell their house and 5 acres instead of just selling 2 acres that do not have a house on it. In essence, this would drastically change their retirement plan.

Several people asked the commission to provide a way to grandfather in the 1 acre choice. Perhaps this could apply to property owners that have lived on the parcel for 5 or more years as an example.

 

The zoning regulations for Williamson County, TN will be updated before the end of the year. Land use map and text zoning changes will be considered at a public hearing on the following dates;

5PM, Thursday, October 27, 2020 by the Williamson County Regional Planning Commission
