There is a huge arsenal of ways to promote your property. Getting your home in front of as many buyers as possible is key to sale success. However, if the above tips aren’t met it will be very difficult to sell your home. Not impossible, but difficult.

Sell at Market Price

Ted and Linda have lived in their home for ten years. In that amount of time they have invested quiet a lot of upgrades. They’ve decided they want to move to another location that’s close to their daughter and new grand-baby. They love their home and wouldn’t move if it weren’t for this important motivation.

Because of all of the time and money they’ve invested in home improvements they’ve worked out a price they want. They arrived at this price before meeting their realtor. They arrived at their sale price by taking the Zillow value plus the cost for improvements.

Their meeting with their real estate agent didn’t go as well as they would have liked. Their Realtor suggested setting the sale price lower then what they thought. They felt they should be able to sell their home at the price they had come up with. However, after reviewing their detailed market report they realized they had priced it too high.

Their Realtor explained the similarity in the stock market and the real estate market. Market value drives both. Trying to sell stock higher then what the market will bear stops the sale of stock. The housing market is similar. Trying to sell a home higher then what the market will bear is unreasonable and puts the seller in a bad position. Pricing too high raises the risk that the home won’t sell now and in the future.

They decided to compromise and priced it within market value. It was more important for a successful sale rather then no sale. They really did want to move to be able to be available to their daughter. They realize that life is short and it’s important to invest in people.

Clean Curbside

Once Ted and Linda were confident with the right price, they were ready to move to the next step. They focused on improving their curbside appeal while their Realtor got to work getting their pre-listing strategy started.

They made sure everything was cleaned up and edged by clearing out flower beds, trimming back bushes, adding mulch and seasonal plants. Next, they installed a newer mailbox and added a new front patio set. They even had everything power washed to help make the exterior clean and fresh.

Clean Inside

Ted & Linda got busy cleaning up the inside after they were done improving their curbside. Several rooms had been painted recently. They applied a fresh coat of paint to the ones that hadn’t. They painted all of the baseboards and crown molding.

Their real estate agent provided a professional cleaning service. The cleaning company came in after they had spent a couple of weeks de-cluttering, packing and selling things. All of the windows were deep cleaned along with ceiling fixtures and kitchen appliances.

They finally listed their home. Because of the pre-listing campaign they received several offers during their launch open house party. They had positioned their home with the right sale price and had invested a little sweat equity to get multiple offers. This paid off big time because they accepted an offer that was higher then their list price!
