What makes a home luxury? I’ve helped sell a home that wouldn’t be considered pricey enough to be luxury but was. Luxury homes don’t always qualify just because of their price tag. Having said that, in order for a home to luxurious, it typically has qualities that drive up the price. Here is the top 3 features a home must have in order to a luxury home.

Luxury Location

In real estate location is key. It is the number one factor that determines price. Even if your home is stocked with every single luxury feature you can build into a property. It won’t qualify as a luxury property if it isn’t in an ideal location. When talking location there are many different factors that come into play. A great location could be close proximity to work. Such is the case in West End Nashville. There are many doctors who work long hard hours and need a nice place to live that is extremely close to work. Their time is short and when they get a chance to rest it needs to be in close proximity. Because they are on call they also need to be able to get back to work quickly. This need has driven many of the condos in West End sky high. In addition to being close to work there are also great restaurant options in walking distance.

If you’re not a Doctor or Corporate Executive in need of a West End condo then chances are the ideal location is not downtown Nashville. Nashville is amazing in that there are great neighborhoods close to downtown that also provide for a good sized house on a decent lot. You just can’t ever get that in New York City. If you want a little dirt and grass to go with your luxury house then Nashville is the place to get it. Through in a good sized pool and spa and you won’t ever want to leave.

Privacy

Privacy is related to location. Some locations, even if amazing, still don’t provide for privacy. This could potentially bump an otherwise luxury property into a lessor category. Typically if you are seeking a luxury property you also rank privacy high on your priority list. If you’re able to afford a luxury property its most likely that you have something others don’t and you’d like to keep it that way. In addition, luxury property owners are at higher risk for public scrutiny and theft attempts. This all lends to the need for privacy. Luxury homes that have privacy are typically hidden from the road, at a strategic advantage to the street or are set back enough not even to be noticeable at first glance. As building demand increases in popular cities such as Nashville this positioning is harder and harder to maintain.

There are a few luxury properties that are clearly visible from the road. These properties have typically been loaded with every type of security feature available. This includes a surveillance system, motion detectors, privacy landscaping, privacy parking and home entry.
