Homes here are typically priced in the high $200K’s – mid $300k’s. Southern Springs is the newest active adult retirement community in Nashville, which first opened in 2017. The neighborhood is located in Spring Hill, which is about a 45 minute drive to downtown Nashville. Morningside

Water’s Edge – Franklin, TN

Although the Water’s Edge subdivision in Franklin isn’t age restricted, about one-third of its 377 homes are specifically designed for 55 and over home buyers. A quiet community that provide ample living space, a convenient location, and homes that are sure to retain their value, you can’t go wrong with a home here in Water’s Edge.

Stephens Valley

Although construction is still underway in Stephens Valley, it won’t be long before this is one of the top destinations for retirees moving to Nashville. In all Stephens Valley will include up to 1,400 custom built homes, as well as a commercial section to the neighborhood that will include restaurants, shopping, office space, and even a boutique hotel with between 85 and 100 rooms.

For now, developers are planning to build around 50 to 75 homes a year, with the entire build-out lasting around 20 years. Construction for the community infrastructure and utilities is expected to begin later this summer and homes will likely start somewhere in the low $400s.

Sylvan Park

Southwest of downtown Nashville lies the quaint and quiet neighborhood of Sylvan Park, a largely residential area brimming with locally-owned restaurants, bars and shops that have stood the test of time. Many of these are within walking distance of Sylvan Park residence. This is not an age restricted community but has a large number of owners being of retirement age.
